Corporate office accommodation
This scheme encompassed the demolition of an existing building and construction of an 11,700 sq m, Grade A office accommodation over 8 floors, built to a BREEAM Excellent standard. The project also included the CAT B Fit-Out of the lettable areas to provide meeting rooms, canteen, training facilities, together with public facing areas. The building was linked to the adjacent Cecil Ward Building (Belfast City Council HQ) via a link at 1st floor level. An extra floor was designed out whilst still meeting the client’s requirements. This not only resulted in a cost saving for the client but also benefitted the programme.
A number of changes were made halfway through the design stage, including an additional 200 extra staff to be accommodated, changing the staff to internal space ratio from 1:11 to 1:8. This challenge was resolved by the reconfiguration of layouts and MEP were completed with associated CE costs closely scrutinized to ensure best value and to reach agreement within tight timeframes.
