Much time and effort is expended in assessing and controlling the capital cost of a building throughout its Design and Construction Cycle. Very often few resources are deployed in assessing and minimising building related costs incurred after construction has taken place.
Whenever a Client takes possession of a building at Practical Completion, typically only 10 to 15% of its Life Cycle cost will have been expended.
The remaining 85 to 90% will be incurred through:
- Planned Maintenance
- Reactive Maintenance
- Energy
- Furnishings
- Operational activity
- Re-fit out and refurbishment
- Building Management
Life Cycle Costing can be deployed to assess the cost effect of alternative designs and specifications over the entire lifespan of a building, rather than merely considering their effects on capital construction cost.
Life Cycle Costing is also usefully deployed on existing buildings to determine costs that will require to be expended over defined periods.
